Most Airbnb Homes in NZ Are Forgettable. Here’s Why.

A lot of Airbnb homes don’t struggle because of their location.

They struggle because guests scroll straight past them without remembering a thing.

If you spend enough time browsing Airbnb in New Zealand, you start noticing how similar many places feel. Different towns, different scenery, but often the exact same formula. Safe colours, generic furniture, the same layouts, and homes designed to appeal to absolutely everyone.

There’s nothing wrong with that. Plenty of them are perfectly nice.

But “perfectly nice” is becoming harder to compete with.

People Don’t Just Book a Bed Anymore

Holiday accommodation has changed a lot over the last few years.

Guests are not just looking for somewhere to sleep. They’re looking for somewhere that feels different from everyday life. Somewhere that feels calm, memorable, relaxing, or connected to the location around it.

And interestingly, that often has very little to do with size.

Some of the most memorable Airbnb homes are actually quite simple. Smaller footprints, thoughtful layouts, good natural light, strong indoor-outdoor flow, and spaces that just feel nice to spend time in.

Bigger Isn’t Always Better

A lot of owners still assume success comes from squeezing in more bedrooms or maximising floor area.

But in reality, guests rarely book a place because it has one extra small bedroom.

They book because the photos make them feel something.

That might be:

  • A living area that opens naturally to the outdoors
  • A window positioned to capture a view properly
  • A home that feels warm and calm rather than cluttered
  • A layout that actually works for how people relax on holiday

Those things sound small, but they completely change how a place feels.

The Homes People Remember

The homes that tend to stand out usually feel intentional.

Not overdesigned.
Not oversized.
Just thoughtfully put together.

Because at the end of the day, people rarely remember the holiday home that had the extra spare bedroom.

They remember the one that felt good to wake up in.
